A little preparation can go a long way towards finding your perfect home.

Here are a few tips to help you find ‘the one’:

1. Make a list of priorities and visualize what your dream home will look like

Write down a list of everything you want in your dream home and be really strict on what is absolutely non-negotiable. Picture yourself and your family living in the home and what will work for everyone. Only begin the process of looking once you have a pretty fixed image in your mind of what exactly will suit your needs best.

‘The one’ will meet each of the basic requirements you have set.

2. Stay in budget

Be incredibly strict and stick to your budget. Getting a pre-approved loan will make the process easier as it will narrow down which houses to look at, thereby making your final decision a lot easier.

Only look at houses within your price range. Don’t even set yourself up for the disappointment of looking at houses that are outside of your price range because you might easily get hooked on a house that will only become something you resent or regret, which completely defeats the purpose.

It’s crucial that one of the factors of a dream home is finding one that you can afford so that you can actually enjoy living in it.

3. Location, location, location!

Safety is a non-negotiable factor when considering where to live.

Make sure to do plenty of research on each suburb that you look in. Is it an area you feel safe in? Are schools, public transport and other amenities that are important to you in the local vicinity?

It’s also a good idea to research property values in the area. Your dream home should ideally be a good investment.

4. Use a reputable estate agent

Once you’ve narrowed down your search to what area you’d ideally like to live in, it’s best to get in touch with an agent that knows the area well. Once you’ve explained to your agent what exactly you’re looking for they will immediately let you know once a suitable home that ticks all of your boxes hits the market.

5. Use your checklist

It’s important that you stick to your checklist and refuse to settle for something on a whim. Patience is key in finding your dream home. Don’t give up. When the ‘one’ comes along you will know. Your dream home is out there, waiting for you.

6. Making your decision

The moment you walk into your dream home, and no matter how long you stay looking at it, you will feel in your gut that the property is yours before you even buy it. You won’t want to leave and when you finally do it’s all you’ll want to talk about. Looking at other homes will no longer appeal to you and you will instinctively know that the search is over and it’s time to seal the deal.
