Rising demand for luxury family homes in Rondebosch

Category News

As prices continue to rise in Cape Town’s top end suburbs, luxury family buyers are increasingly discovering adjacent suburbs such as Rondebosch in the Southern Suburbs which is home to the most prestigious schools in the city according to Charmaine Scott-Wilson, an agent with Seeff Rondebosch.

A rare home of distinction which has come onto the market reflects just why luxury buyers are now heading to Rondebosch for their choice of family homes, says the agent. This rare home can compete with the best on offer in Bishopscourt, Constantia, Clifton and Camps Bay and what’s more, it is ideally located in the school catchment area and within walking distance to Bishops, RBHS, Oakhurst and Micklefield.

Priced at just under R16m, it offers exceptional value for luxury buyers. It is set on a large plot of over 1250sqm with a landscaped garden and salt-water chlorinated pool with an automated pool cover with a large decked area.

A double volume entrance hall of glass and raw concrete designed to maximum the light and space opens to the lower level which features open-rafter ceilings and solid Oak floors. Here, you will find a lounge with a wood-burning fireplace, dining room with a skylight and built-in temperate controlled wine cooler set in a feature wall, TV room with built-in units, a large music/play room and a gourmet kitchen with Smeg appliances. The living area opens to a braai patio and the garden and pool.

The home has five bedroom suites all air-conditioned and with luxurious features such as an en-suite bathrooms with heated towel rails. Two of the suites are on the lower level and three on the upper level which is accessed via a floating staircase in solid Oak. The huge master suite features open rafters, a gas fireplace, walk-through dressing room and two balconies. There is also a study area on the upper level.

Other features of the property include a direct access double garage, additional secure parking, plantation shutters throughout as well superior quality curtains, TV points in all of the bedrooms and integrated IT and internet throughout. There is also a sophisticated security system which can be remotely controlled.

A home such as this would cost considerably more in top end areas such as Bishopscourt, Constantia Upper and the Atlantic Seaboard suburbs and, says the agent. She adds that Rondebosch is therefore seen as offering excellent value. It is also a solid investment suburb which has enjoyed consistent capital appreciation over the last few years. The upper ceiling of what luxury buyers will pay keeps rising as the fabulous homes such as this listing comes onto the market.

Family buyers make up the biggest buyer demographic representing about 40% of recent buyers. Propstats data shows that the suburb now boasts an average full title selling price of R5.3m. At the same time, the number of properties selling above the R10m price band is increasing steadily year-on-year and more luxury buyers invest in the suburb. The average values of properties have improved by upwards of 50%-70%, she says.

The centrality of the suburb and its unique proximity to top schools, UCT and medical facilities such as Groote Schuur and the Red Cross Children’s Hospital are amongst the main attractions. The area is also very tranquil with its Oak trees and fabulous views of Table Mountain.
