Business as usual for Kirstenhof property despite economic and market challenges

Overall, the latest economic and property market data points to continued weakness as we head into the second part of the year. With the so-called Ramaphoria-effect waning, analysts and economists believe that the challenges faced are deeper than anticipated and the economy and property market will take a little longer to recover than what we had hoped.

The latest Propstats data for the Kirstenhof area for the first six months of this year to end June shows that around 13 properties have sold to the total value of R31,74 million (R31,740,000), and at an average selling price of just over R2,44 million. While the number of properties sold and overall value is down year-on-year, the selling price has remained stable.

Although the overall average difference between the asking and selling price stands at 6.9%, the data shows that well-priced properties have sold for within 1.6% to full asking price. In many instances, properties have also sold faster than the market average of 78 days with some sales concluded within 3-24 days of listing.

While there is no doubt that overall conditions favour buyers, the data shows that there is still an active market for accurately priced properties.
