How to run a successful show day

Category Top Property Tips

Having a show day is one of the best ways to attract the attention of buyers and speed up a sale. There are several ways you can ensure your show day is a successful one. A little effort and a bit of pre-planning can go a long way in making the right impression on potential buyers. Seeff shares some tips on how to run a successful show day.

Preparation

Preparing your home for the show day is an effective way to speed up the sale of a property, create awareness amongst potential buyers and increase the number of offers on your home.

First impressions can make or break the interest of potential buyers, you must prepare your home and to see that it is show day ready. Here are some simple ways to ensure a positive and impactful first impression:

1. Clear away clutter. A viewer should be able to envision themselves living in the home and clutter impedes clients imaginations.
2. Spruce up your property by giving it a good clean. Untidy and grimy spaces won’t make a good impression. If you have any visible cracks or holes in the walls, have them fixed and painted before you open your home up for viewing.
3. Open windows and curtains so that your home is well ventilated and presented in the best light. If you have a visitor in the evening, switch on the lights to make a great impression.
4. Ensure that your garden is neat and tidy, your grass is trimmed and swimming pool clean and blue. Your front garden will be the first thing a potential buyer will see.
5. Plan to leave your home during the showing. Visitors feel more comfortable to inspect the property and ask questions when the owner is not present.

Security

Our agents are well informed and will advise you on all the essential safety precautions that should be taken to make sure everything is ready for show day. Below are some of the safety guidelines Seeff recommends to our clients.

- Have potential buyers view your home by appointment only. This allows agents to screen any prospective buyers before allowing them into your home.
- Remove or lock away all any valuable items.
- Having one agent whom you trust and work closely with allows for better privacy and security.
- Inform your security company about your show day or, hire security for extra peace of mind.

Following the above guidelines and working with a reputable and experienced property agency, will ensure that your show day is a success.
