Originally open farmland bought by the Mia family in 1934, some of the land was expropriated for the Eskom Megawatt Park development and the Buccleuch highway interchange. No transfer duty is payable on homes in Waterfall. Properties are leased on a 99-year leasehold agreement. Unlike standard residential leases, these leasehold agreements are registered in the Deeds Office, and the major banks will grant mortgage loans over the properties bought.

Over 18 000 homes will form part of the greater Waterfall Development. Most refer to the development as "Waterfall Estates," and the development is split into 11 separate residential development spaces, each with unique identifying features. From the budget-friendly to sprawling mansions, family homes are found in the Waterfall Country Estate and Waterfall Village sections. There is the Waterfall Equestrian Estate, and there are also two Mature Living Estates (including Waterfall Hills).
