Residential development underway for Scottburgh and surrounds, says Seeff

Category Developments

Scottburgh is a thriving coastal resort situated 58 km south of Durban and one of the most attractive and popular holiday destinations on the KwaZulu-Natal South Coast.

Drawn by the year-round tropical climate and the warm waters of the Indian Ocean, visitors flock to Scottburgh to escape the cooler hinterland and enjoy the beach with its vast expanse of terraced lawns together with an inviting pool.

Michelle Harris, Seeff's Principal in the Mid-South Coast, says their branch is finding that more and more people who work in Durban are relocating to Scottburgh and surrounds and then travel to work daily.

"We are also experiencing an influx of buyers from Gauteng, especially from the East and South of Johannesburg who are moving here for the lifestyle.

While 90% of our sales in Pennington are to people of 60 years and older who relocate for retirement purposes, many who invest in Scottburgh are between the ages of 36 to 49 years."

Harris says that Seeff offers properties in the Mid-South Coast from Umkomaas to Pennington which range in price from R250 000 for a bedsit in Summer Hill Retirement Lodge in Scottburgh to R7.75m for a luxury home on the beach in Cherry Lane, Pennington.

"In Pennington full title homes can cost from as little as R795 000 up to R7.7 million and apartments and townhouses are priced between R800 000 and R3 750 million.

In Scottburgh full title homes range from R1 075 million to R3 950 million, while apartments and townhouses cost between R375 000 to R2 680 million.

Freeland Park offers full title property between R1 190 million and R4.5 million and apartments and townhouses between R650 000 to R2 million".

Harris adds that there is a lot of development taking place in Scottburgh and surrounds at the moment, including a medical centre in Scottburgh Central, the building of a private hospital as well as a new upmarket lifestyle village, a retirement village and a sectional title development in Clansthal.

"Seeff is marketing Emoyeni Ridge - an exclusive 14 unit sectional title development situated in the sought-after enclave of Clansthal, half an hour from Durban and eight km North of Scottburgh. Adding to the appeal is that the development is within a 15 km radius of five excellent golf courses.

Freehold homes in Clansthal range between R1 795 million to R4 750 million and apartments and townhouses fetch between R2 735 million and R3. 7 million.

Emoyeni Ridge caters to families looking for secure permanent homes as well as to international and up-country buyers who want a beautiful escape to retreat to on holidays.

The development offers residents privacy and tranquillity surrounded by lush indigenous vegetation with spectacular sea views, while still offering close proximity to both the provincial and national roads. Units are priced from R2.4 million to R3.7 million with no transfer duty payable".

Joleen Giraudeau, Seeff's Rental and Operations Manager for the South Coast, says there is a high rental demand for homes in the Mid-South Coast, especially for homes within security estates like Emoyeni Ridge.

"In our area it is a good investment to purchase property for buy-to-let purposes as there is a high demand.

Being close to Durban City, we are able to fetch good prices for our properties, whilst still being able to be competitive and come in under that of the City prices, making our rentals more attractive.

We are finding more younger families relocating from inland cities for a more affordable way of life, some retired couples trying to get out of the hustle and bustle of city life and those looking for more affordable and secure estate living.

Many people who move to the Scottburgh and Pennington area choose to rent first in order to understand the area before they decide where to buy.
