Mooikloof, Pretoria East, now SA's top ranked equestrian estate

Category News

The Mooikloof Equestrian Estate, located in sought-after Pretoria East, is not just the most expensive neighbourhood in Pretoria, but ranks as the top equestrian estate in the country. The Seeff property group says that it is seeing increasing demand for luxury homes here, priced around the R20 million-plus range.

Although the estate boasts an average selling price of around R5.6m, properties range in price to around R26 million for a magnificent estate. The value on offer though is exceptional, making Mooikloof one of the most desired locations for super luxury buyers, says Rosa Willers and Dominique Lochoff, Seeff’s agents for the estate.

The estate includes 548 properties, each with 1ha hectare of land, fully serviced with municipal water, electricity and refuse. Security is top class. There are two gates, both with 24/7 manned security, strict access control and the estate is patrolled.

Residents are able to enjoy a fabulous lifestyle in a secure environment. Properties are generous in size and residents can move around freely within the estate, including enjoying equestrian pursuits. Properties can have their own private stabling facilities, but there is also an equestrian centre that houses central stables along with numerous arenas and a 20km bridle trail.

Additional facilities include a multi-denominational chapel, tennis courts, bowling greens and a spacious recreational area located at the dam. The beautiful natural surroundings also means that along with free roaming small buck, there is also plenty of birdlife.

The estate offers excellent access to top class schools and amenities in the area. Privacy, security and exclusivity are the hallmarks of what is on offer and why upper income buyers choose the estate. The agents note that it appeals to a broad range of buyers, predominantly upper income families in the 35-plus age group.

Lightstone data shows that activity in the estate has remained steady over the last few years with around 31 transactions recorded for last year. This is notably up on the two prior years, but, the agents do expect a slower year given the economic and political outlook.

The estate is also very popular for rentals and commands the highest rental rates in Pretoria and Gauteng, comfortably reaching R48 000-R65 000/month for a magnificent home.

Luxury homes in the estate sell for upwards of around R4.7m and range to R26m for a magnificent, palatial 2291sqm home. A double-volume entrance hall and sweeping staircase that lead on both sides set the tone for a very exclusive lifestyle, say the agents. To top it, it offers lovely views of the surroundings.

The property offers top class architecture and bespoke design and finishes including customised cabinetry and fittings, the very best luxury trimmings, under-floor heating and air-conditioning and much more.

The grand homestead comes with seven bedrooms, generous room sizes, several living rooms, a magnificent glass-enclosed, climate controlled wine cellar, fully fitted bar, private home cinema theatre, games room and fitted study. There is also a chef’s kitchen with a separate scullery and walk-in freezer rooms.

The main bedroom suite is enormous with a living area, dressing room and huge bathroom with a free-standing bath in the centre. The suite opens to a private patio. Additional features of the property include a huge gymnasium and sauna, tennis and squash courts, an extra length lap pool that leads from an enormous entertainment patio with pizza ovens, an outside boma, staff accommodation for three people, multi-car garaging and top class security.
