DIVERSE LUCERNE FARM NEAR LADISMITH

This farm is located next to R323 which turns off R62 to Riversdale. Easily accessed which is ideal when produce needs to get to the market timeously. The farm consists of two portions measuring 420.19 hectares in total.

The farm is off-the grid but two Escom connections, 25kVa and a 50kVA (Ruraflex) can be connected.

Lucerne, oats and barley have been cultivated successfully in the past. Seed production has increased in the Ladismith area. The farm is ideal for seed production as there is no other farms in close proximity that is producing seed thus eliminating the danger of cross pollination. Another option is to run a feedlot. The nearest abattoir is approximately 58 km away in Riversdale which is also near the N2.

The farm is unique in the sense that the Touws- and Grootriver as well as the Touws- and Brandriver flow together on the farm. Registered water rights are allocated to the farm under the Buffelsrivier Irrigation Board for 14.3 ha as well as the Brandriver Irrigation Board for 8.8 hectares. The Floriskraal Dam supplies water to water users registered under the Buffelsrivier Irrigation Board. The Floriskraal dam is filled to full capacity and is overlowing at the moment.

Water can also be pumped from the rivers when they flow. A ground holding dam that measures 570 m in length and covers a surface of approximately 5 ha can be used to store water when pumped from the river.

33 Hectares can be irrigated with another possible 24 ha than can also be used as arable land and irrigated.

The farm also has excellent tourism potential due to the unique flora on the farm, numerous water holes, one of which is the well-known “Rietgat”, birdlife and stunning views. Evidence of free roaming game can be seen near all the waterholes. Several spots are ideal to put up cabins allowing a buyer to tap into the tourism market as well.

The main house was renovated during 2016 and consists of 5 bedrooms, 3 bathrooms, large open plan kitchen-, living room-, scullery- and pantry area with a fireplace and braai area. The kitchen has a working wood burning stove. A two bedroom flat, two large sheds (± 450 m² each), vegetable garden, chicken coop and several other enclosures form part of the homestead.
