WHATS HAPPENING IN THE MOSSEL BAY REAL ESTATE MARKET?

Analysing the past six months, the real estate market in the Mossel Bay municipal area, including Groot Brak, Hartenbos, Mossel Bay Central, and Dana Bay has shown some significant trends. Seeff Mossel Bay sold 15% more properties compared with the same period in 2025.

From a seller's perspective, we've seen continued demand, particularly in estates, sectional title complexes and new developments. The time a property spends on the market before being sold remains relatively steady, driven by an influx of new families, semigration, retirees and the leisure market’s demand for holiday homes. Selling prices have generally shown an upward trend, reflecting the strong demand.

From a buyer's perspective, residential investment opportunities are quite prominent, especially in developing areas, sectional title complexes and estates. There's a particularly strong demand for properties in the under R2 million price range, indicating a huge gap in the market. There are very few properties available in this price range.

Considering January up to now, the Mossel Bay municipal area has witnessed consistent activity. Demand remains strong. The average time on market has generally been favourable, but very dependent on the specific property and primarily the price point. Properties marketed at market-related price valuations sell within one to three months. But overpriced properties representing Sellers with unrealistic price expectations tend to stagnate, being on the market 6months and longer. Selling prices have continued to see steady growth, indicating a resilient market with strong demand, especially for correctly priced properties (i.e. “priced to sell at market-related price valuation”) between R 2,5 and R 3.5m.

For buyers, residential investments, particularly in estates with established amenities, offer good prospects. There's a notable interest in entry-level properties with lots of first-time buyers entering the market.
