Category News

Husband and wife team Roger and Glynis Hoaten took over as licensees of the Seeff branch in Berea, Durban, in February 2014, and since then have developed a reputation for ?delivering a specialised? service ?to ?clients, ?particularly ?in the upper price bracket. On 26 July the highest priced sectional title unit ever sold on the Berea was registered – the property being the ?one of a kind penthouse ?of the exclusive 355 Musgrave Road ?apartment ?complex, which fetched a price of R18m and was sold by Roger and Glynis. The highest priced house sold on the Berea ?in 2016? was sold ?on 31 March? this year ?for R8 million, also by the Hoatens. Glynis Hoaten says the R18m penthouse “is unique – there is nothing else like it in Durban”, and that special features include ?the facility to drive up to the apartment, ? a Jan Blok-designed rooftop garden, Travertine marble floors and unsurpassed 360 degree views of Durban. “The apartment and roof-top garden are all on one level, with the basement parking, wine cellar and staff quarters being on the ground floor of the apartment building,? serviced by a private lift which travels directly into the apartment?. You can ?also choose to ?drive ?directly ?to your front door on the eleventh floor!” The purchaser is a professional ?person? from Durban and the penthouse is going to be his primary residence. The total area of the penthouse is 1653 m2: the apartment is 735m2 in extent with an exclusive use area for basement parking of 353 m2, plus private ?garden and additional parking on ?the penthouse level? of 565 m2. The unit consists of three reception rooms, formal lounge, dining room and family / TV lounge. The kitchen is fully fitted with caesarstone counter-tops and has a separate scullery area. All reception rooms have Travertine marble floor tiles. There is a guest toilet located off the entrance hall. The home office / study has an inter-leading door to the main bedroom. The main en suite bathroom is exceptionally large and offers a double basin, bath, shower and toilet. There are two dressing rooms in the main bedroom offering extensive built-in cupboards. The second and third bedrooms are both en suite and have built-in cupboards. All the bedrooms are carpeted. The fourth guest bed?room/guest suite? consists of a lounge area, bedroom and an en suite bathroom and has access to the veranda. The veranda and roof-top garden area of the penthouse offer unmatched views of Durban, it's seashore, harbour and inland Berea. Adds Roger Hoaten: ?"The Berea remains a premium destination for savvy buyers, offering exclusivity, charm, convenience (top schools, hospitals and access to major arterial roads) as well as great value. That said, we are currently suffering quite a severe stock shortage, ?possibly fuelled by the current political and economic uncertainty. This means that quality homes at the right price are finding buyers very quickly". Samuel Seeff, Chairperson of Seeff Properties says that he believes that many more big-ticket transactions will be seen in the region: "There are many drivers leading to greater interest in property in KwaZulu-Natal from, among others, Gauteng buyers. The new airport opening combined with the great lifestyle on offer, value for money and proximity (1 hour flight) to Gauteng are making especially Durban and its environs very popular. Economic development opportunities along the Durban Port to Richards Bay Port corridor are a huge driver, which is supported and driven by Government. Tongaat Hulett as the single largest landowner along this corridor has made the structure of land release and development effective and well managed, which is helping to unlock opportunities.” Contact Seeff Berea Roger Hoaten 082 457 7117, roger.hoaten@seeff.com; Glynis Hoaten 082 797 8246, glynis.hoaten@seeff.com
