By being a good tenant and keeping your landlord happy you are essentially taking care that you have home security and a harmonious renting life. Here are a few tips to building a successful relationship with your landlord.


Keep it clean


Make sure that you always keep the property clean and tidy, both inside and out.


Pay your rent on time


This one is crucial to maintaining a friendly relationship with your landlord. Bonus points if you pay early.


Get permission


Before making any changes, make sure that you get permission. That includes painting, hanging pictures and replacing or adding any fixtures.


Get things fixed


Don't ignore things that break or structural issues you need to address with your landlord. It's best to let them know straight away so that they can fix the problem, whether it's an electrical issue, plumbing problem, cracks, water damage or mold.


Pets


Make sure that your lease allows pets if you’re thinking of getting one and let your landlord know when you do.


Be a good neighbour


Be friendly to your neighbours and keep noise levels down. Landlords don’t ever want to deal with complaints about rowdy tenants.


Love where you live


Just because you don't own the place doesn't mean you don't have to maintain it or add things to improve the property. Plant new trees and flowers in the garden. Get a regular lawn service in even if it's not included in your rent. And make small improvements (with your landlord's permission).


Be safety conscious


Ask your landlord about installing a security system if you don't already have one. It's also up to you make sure that you close all windows that don't have bars and lock all doors at night or when you leave for the day.


Give proper notice


When you decide to move out, be sure to follow your lease agreement in giving the proper notice time. It’s also important to leave the property in the same state as when you moved in. Make sure that you get a proper cleaning service in and paint any walls that might need a fresh coat.


Keeping your landlord happy and keeping the lines of healthy communication open means that you will be able to renew your lease at a reasonable rate, will ensure that you get your deposit back and get a good recommendation for any future rentals.
