First of its kind modern development with roof gardens for Lynnwood, says Seeff

Although Lynnwood has always been a desirable neighbourhood to live in, the suburb is now also undergoing a revitalising face-lift and as a result many new developments are taking place in the area. Gerhard van der Linde, Seeff’s Managing Director for Seeff Pretoria East, says current developments will make the area even more attractive than before, especially to young business people. “This renewed attention together with the BRT (Bus Rapid Transit) system that is planned for the area, has the potential to transform Lynnwood into what can easily be seen as Pretoria’s brand new business hub”. One of the latest developments in Lynnwood, for which Seeff has the sole mandate and is marketing units off-plan, is Four5Four on Sussex. Van der Linde says this development appeals to many people, but is especially ideal as an entry level address for young and upcoming professionals in the area as it is located close to many established businesses. Louwrens Olivier, developer of Four5Four on Sussex, says Lynnwood has always been one of Pretoria East’s most sought-after suburbs where trophy homes can fetch some of the highest prices in the city. Additionally Lynnwood also has the benefit of prime location as it is in close proximity to important destinations like Menlyn, Menlyn Maine, Brooklyn Mall, Hatfield Gautrain, Lynnwood Bridge and top schools and universities like the University of Pretoria. “While Lynnwood is very much part of the hustle and bustle, it is fortunately positioned just outside the busiest areas in the East that experience the heaviest traffic. Reaching the N1 from Lynnwood for instance is much easier than reaching it from some other areas in the East”. Olivier continues that the developers had a homely and cosy atmosphere in mind when designing Four5four on Sussex. “It was important that the design of the development fit into the rich character of the suburb, and therefore instead of having the feel of a traditional apartment block, the development is designed to look like three big homes, comprising 26 units. In line with this vision, all the passages are broad, windows are big and some of the units even have roof gardens of up to 53 m2. These types of properties are prevalent in areas like Sandton and Bryanston, but are a first for Lynnwood. Four5four on Sussex is currently also the only new development that offers one bedroom and one bathroom units and is of the most affordable newly built two bedroom and two bathroom units on offer in Lynnwood. Additionally Lynnwood has been selected as the first recipient of FTTH (Fibre to the home). Installation is expected to be complete once Four5four on Sussex is ready for occupation. Van der Linde says due to the units being sold off-plan, there is no transfer costs involved. Units vary in size, ranging from 56m2 to 131m2 and are all fitted with modern kitchens and spacious open plan living areas that flow onto exclusive use patios, balconies or manicured gardens. “The units all have very high ceilings and doors, the kitchens have gas stoves and the ground floor units have built in braai’s. Each unit will also have its own solar water heating system with electrical back-up,” concludes Olivier. Prices range from R1 245 000 000 for a one bedroom unit of 56 m2, while the biggest two bedroom unit at 131m2 is priced at R2 245 000. All units have allocated parking bays, ranging from carports to double garages.
