Steve van Wyk, Seeff's MD in Centurion, says Centurion consists of approximately 40 suburbs and includes five golf estates, around forty upmarket security estates, smallholdings and numerous security complexes.
"There is a broad selection of property and real estate available in Centurion to satisfy all buyers. These range from freestanding houses, townhouses, duets and apartments to security estates and cluster developments. There are also a number of agricultural holdings.
Centurion's strategic position means that those investing in property here enjoy an excellent infrastructure. Good schools, shopping malls, restaurants and bars, hospitals, the Gautrain station and entertainment and sporting facilities are all within easy reach.
The area also has a number of business nodes including the Samrand Business Park, Highveld Business Park and Sunderland Ridge Industrial area".
Van Wyk continues that you can't go wrong with property investment in the fairly new areas of Highveld and Rooihuiskraal North.
"Both these suburbs offer great returns, have low crime rates, access to highways, good schools and amenities and are predicted to become even more sough after in future.
Areas like Eco Park in Highveld and Heuwelsig Estate in Monavoni sell within six weeks (42 days) of listing when they are priced correctly. Property in both these areas range between R800 000 and R2.5 million.
The reason that property here sell in half the time than in the rest of Gauteng include the fact that these suburbs offer lock up and go units that are extremely sought after, fantastic value for money and are located in close proximity to highways, schools and all amenities".
Van Wyk continues that any areas close to the Gautrain station is also a great property investment.
"First time home buyers in Centurion can find lock up and go units in newish complexes that are located close to important roads and the Gautrain station for between R700 000 to R1.5 million.
Areas like Celtisdal, Eco Park Estate, Heuwelsig Estate and Kosmosdal are also attractive options to first time home buyers and are more affordable than the older areas.
Die Hoewes is also very popular and offers around 6 300 sectional title units ranging in price from a very affordable R545 000 to about R2.4 million, with an average price of R750 000.
Approximately 500 units are sold in Die Hoewes annually and 38% of the buyers are under the age of 35 years. The appeal to first time buyers include affordability and the lock up and go units close to major highways, the Gautrain Station and all facilities in Centurion".
Van Wyk adds that about 30% of property in Centurion is located in 60 security estates and that the demand for estate living here is exceptionally high because of the security factor, better resale value in general and the walking path areas, play areas, schools, pools, restaurants etc. many estates have to offer.
"While there are very expensive estates like Cornwall Hill where homes are priced up to R30 million, there are options in every price range and homes in some estates are priced from as low as R1.5 million".
Van Wyk continues that the rental market in Centurion is very strong across all bands with both private and corporate rentals.
"The most popular price range is from R5 000 to about R8 000 for a one or two bedroomed apartment. In this price range a number of developers have built multi storeyed blocks of apartments and to get the units let they are offering huge discounts and various incentives.
Outside of this price range rentals are also strong and increases average out at about 5.5%. There has been a big demand for rental accommodation as it has become more difficult to qualify for a bond".
Van Wyk concludes that approximately 6 000 property sales occur in Centurion every year.
"This is down from the 9 000 sales at the peak a few years ago. Until the economy picks up and there is certainty around expropriation sales will continue to be sluggish".
