As we move through the heart of winter, we're reminded that it's people—not just properties—that make a community truly special. This month has been filled with inspiring examples of local residents coming together, exciting opportunities in our property market, and positive developments for both homeowners and investors.
In this edition, we look at the remarkable Mandela Day transformation of the Duck Pond, the continued demand for rental properties during Sasol's annual shutdown, what to expect from the upcoming interest rate announcement, and the latest trends shaping the Secunda property market.
Community Spirit on Display at the Duck Pond
This Mandela Day, the Secunda community came together to transform Eendjie Dam, proving that when people unite behind a common goal, remarkable things can be achieved. Volunteers, local businesses and sponsors rolled up their sleeves to remove invasive water hyacinths, repaint the tunnel, serve meals to hardworking volunteers and restore one of our town's favourite landmarks. The incredible before-and-after transformation is a testament to the pride our community takes in keeping Secunda beautiful.
The clean-up formed part of the broader effort to showcase Secunda in the Kwêla Town of the Year 2026 competition. Although voting has now closed, the project highlighted what makes our town so special—not only its beautiful surroundings, but also the people who call it home. A heartfelt thank you to everyone who gave their time, resources and energy. Every helping hand made a difference, and together we've shown that a strong community can achieve extraordinary things.
Sasol Shutdown Continues to Drive Rental Demand
Each year, Sasol's planned maintenance shutdown, typically held between late August and September, brings thousands of contractors, engineers and technical specialists to Secunda. This annual influx creates a strong demand for quality rental accommodation, particularly fully furnished homes, townhouses and sectional title units.
As a result, Secunda continues to offer attractive opportunities for property investors. Many investors benefit from renting out homes specifically to cater for the shutdown market, while others benefit from stable, long-term rentals to permanent Sasol employees throughout the year. This combination of consistent residential demand and premium short-term corporate rentals makes Secunda one of Mpumalanga's most resilient buy-to-let property markets.

Interest Rates: What Buyers Should Know
The South African Reserve Bank's next interest rate announcement is scheduled for 23 July. Following the 0.25% increase in May, the prime lending rate currently stands at 10.50%. While many economists expect rates to remain unchanged this month, the final decision will depend on inflation and global economic conditions.
For home buyers, the key is not to wait for the "perfect" interest rate. The right property may not be available later, and if rates decrease in the future, home loans can often be refinanced.
With competitive home loan options still available—and attractive offers for many qualifying buyers—now remains a good time to enter the property market. Speak to a Seeff property practitioner about getting pre-approved and finding a home that suits your budget and lifestyle.
Market Dynamics and Pricing Trends
Secunda is currently a highly attractive market for first-time buyers and value-seeking investors due to its realistic pricing.
Average Pricing:
- Freehold properties in Secunda generally range from R730,000 to R4 million+, depending on size and suburb.
- Modern 2-bedroom to 3-bedroom homes in secure, upmarket developments currently list from R1.7 million to R2 million.
Interest Rate Tailwinds: Nationally, interest rates have gradually eased from their post-pandemic highs, improving affordability and contributing to a modest recovery in property transactions. Combined with Secunda's steady employment base and ongoing rental demand, the local market continues to offer excellent opportunities for buyers, sellers and investors alike.
