Centurion is a fast growing area that is well positioned to provide easy access to both Johannesburg and Pretoria via the Ben Schoeman Highway, as well as the OR Tambo airport (R21) and Lanseria airport (R28).
Centurion stretches from the R21 freeway in the East to just beyond the R511 in the West. In the south it borders on Olifantsfontein Road and to the north it stretches to the outskirts of Pretoria City. Centurion property is very popular because Centurion is conveniently situated between Johannesburg and Pretoria.
Centurion is located on the Highveld and has a similar climate to Johannesburg, but is generally a few degrees warmer. Winters are dry and sunny with temperatures ranging from 5 to 22 degrees Centigrade, whilst summers are accompanied by late afternoon thunderstorms and temperatures ranging from 12 to 36 degrees.
Centurion consists of approximately 40 suburbs and includes five Golf Estates, about 40 upmarket Security Estates, smallholdings, as well as numerous security complexes. There is a broad selection of property and real estate available here to satisfy all buyers. These range from freestanding houses, townhouses, duets and apartments to security estates and cluster developments. There are also a number of agricultural holdings.
There are also many popular shopping centres including Centurion Mall, Reds Mall, Southdown's Mall and Irene Farm Villages Mall. Besides excellent private schools, Centurion also offers many model C high- and primary schools. Centurion's strategic position means that those investing in property here enjoy a superior infrastructure. Good schools, shopping malls, restaurants and bars, hospitals, entertainment and sporting facilities are all conveniently within easy reach. The Waterkloof Air Force Base as well as the Swartkops Air Force Base are both situated in Centurion. It also has its own raceway, namely the Swartkops Racing Track, as well as a prominenet cricket stadium, namely, Supersport Park.
Centurion has a number of business nodes including the Samrand Business Park, Highveld Business Park and Sunderland Ridge Industrial area. Moreover, it also has its fair share of parks, private hospitals, clinics, libraries, theatres (Centurion Theatre) and of course the Centurion Gautrein station that is a major drawcard. The Gautrain station is especially popular among those who work in Midrand, Sandton, Johannesburg or Pretoria and prefer to avoid traffic. Many people relocate to Centurion to save on petrol costs and on the time it takes commuting to and from work. Therefore, some of the most popular areas to invest in in Centurion include the areas close to the Gautrein station. First time home buyers in Centurion can find lock-up-and-go units in newish complexes that are located close to important roads and the Gautrain station for between R700 000 to R1.5 million.
Areas like Celtisdal, Eco Park Estate, Heuwelsig Estate and Kosmosdal are also attractive options for first time home buyers and are more affordable than the older areas. About 30% of property in Centurion is located in 60 security estates. While there are very expensive estates like Cornwall Hill where homes are priced up to R30 million, there are options in every price range and homes in some estates are priced from as low as R1.5 million. Demand for estate living in Centurion is exceptionally high because of the security factor, but also because of a better resale value in general, walking path areas, play areas, gyms, golf courses, tennis and squash courts, churches, schools, pools and restaurants.
In Centurion the rental market is very strong across all bands with both private and corporate rentals. The most popular price range is from R5 000 to about R8 000 for a one- or two bedroomed apartment. In this price range a number of developers have built multi-storeyed blocks of apartments and they often offer huge discounts and various other incentives to ensure quick letting. Outside of this price range rentals are also strong and increases average out at about 5.5%. There has been a big demand for rental accommodation as it has become more challenging to qualify for a bond.
Approximately 6,000 property sales occur in Centurion every year. This is down from the 9,000 sales at the peak a few years ago. Depending on the Suburb or the Estate, prices can range from R600,000 to in excess of R40m.
