Farm situated 23 km outside of Worcester.

Farm situated about 23 km outside of Worcester in direction of Robertson (about 3 km from Nuy Wine Cellar). Total size of farm about 138 ha. The whole farm is fenced. About 96 ha veldt (would be suitable for sheep or small game). 41 Ha arable land of which 18 ha has been prepared for wheat, and 8 ha of this is under irrigation. 10 Ha vineyards (Colombar and Shiraz) planted in such a manner that there is easy access for a grape harvester. Water:- boreholes could be sunk. At present no boreholes on the portion of farm which is being sold (138 Ha). A farm road forms the boundary/division between the seller's current farm and the part that he wants to sell. The boreholes on his farm has fresh water and their depths range from between 80 to 120 meters. The water on the portion that he wants to sell comes from the Worcester East Scheme (8.1 ha) and this could be enough to irrigate about 16 ha vineyard as well as about 8 ha wheat (drop and spill point irrigation). There is a soil dam with pump (used to irrigate vineyard). Electricity - one transformer. No buildings on property. The current owner will stay on farm and continue to farm should the new owner so wish. At present there are a few hectares planted with butternuts. Some of the surrounding farms have citrus trees. The whole farm (veldt included) could be cultivated should a borehole/s be sunk.
