Prices in luxurious Featherbrooke estate in Krugersdorp enjoying consistent growth

Prices are continuously on the rise in the upmarket Featherbrooke estate situated in Krugersdorp below the Roodekrans Ridge. Brian Franklin, Seeff’s Principle in Featherbooke, says this estate that is made up entirely of freehold properties, is sought after for many reasons and prices have grown year-on-year since 2011 as a result of it. “Lightstone statistics show that the majority of families residing in the estate earn above average incomes and around a third of people who live here have owned their homes for 11 years and more, but there is also a lot of fresh interest in the estate as another third of people who reside here have moved to the estate in the past five years. The estate appeals to people from all walks of life as there are also pensioners and people between the ages of 18-35 on the estate, but the majority of owners here are aged between 36-49 years old”. Franklin continues that the average price for a freehold home in the estate in 2011 was around R2.7 million; almost R3.1 million in 2012, R3.4 million in 2013, R3.5 million in 2014, R3.8 million in 2015 and just short of R4.1 million for 2016 to date (18 sales have been made this year so far). “The market in the estate is very active. At least 40 sales a year have been concluded from 2011 and sometimes almost reaching the 80 or 90 sales per year mark like it was the case in 2013 and last year”. Franklin continues the Silverstar Casino, Cradlestone Mall, Cradle of Humankind, Monash University and close proximity to the new Pinehaven Private Hospital are all major drawcards to the estate. In addition to this Featherbrooke estate borders the Walter Sisulu Botanical Gardens where residents have controlled access to and the Crocodile River. “Silverstar casino is the West Rand’s leading entertainment destination and offers a hotel, gaming and entertainment and a spa amongst others, while Cradlestone Mall offers an all in one shopping experience with 160 shops, restaurants and services that is extremely conveniently located. The Cradle of Humankind is on Featherbrook’s doorstep and is known worldwide as the birthplace of humanity and Monash is a private university founded in 2001. This university is not only home to South African students and students from other African countries but also to exchange students from Australia and Malaysia. The estate itself has a total area of 145 hectares of which 21 are allocated to communal gardens maintained by the Estate. There is a Clubhouse which is well used by the residents and includes a restaurant. For children there is a skateboard park, cricket net, and soccer and netball practice area and also squash and tennis courts for residents to enjoy. The Lapa next to the clubhouse is utilised for functions, birthday parties and the like. The clubhouse also has a separate facility that can be used for other sports like Karate, Pilates and dancing. Through the year the Featherbrooke Sport and Recreational committee organise various events which residents actively participate in such as wine tasting, Gholf day, Potjie competition, Fun walks and birding to name a few.
