A new development, La Clemence, located in Durbanville Central offers 14 double storey townhouses, each with three bedrooms and two and a half bathrooms with a single garage and undercover parking bay, priced at just R2.35 million. There is no transfer duty payable and the development enjoys bank pre-approval.
Construction is complete except for the tarred driveway, which is set to be completed soon, says Joe van Rooyen from Seeff Durbanville who is marketing the development. The homes are modern, offering an open-plan living area, kitchen and guest bathroom on the ground floor level and three bedrooms and two bathrooms (the main en-suite) on the upper level.
Each unit comes with a pre-paid electricity and water meter. The estate offers top class security with an intercom camera in each unit and electric perimeter fencing.
Mr van Rooyen says that estates are in high demand for the combination of security and compact living in a high demand area. La Clemente should appeal to a broad spectrum of buyers, from first-timers to older buyers looking to downscale.
Durbanville offers a quality neighbourhood and lifestyle with excellent amenities and facilities as well as a host of top schools, churches and other community facilities. It is also a wine valley and you are mere minutes from a host of top wine estates and cycling, mountain biking and hiking trails.
Property values have risen steadily over the last few years as buyers looked to invest in solid neighbourhoods with good schools, he says. Lightstone data for example shows that the median house price has increased by 72% in five years since 2014, from R1.74m to around R2.985m. That said, the bulk of full title sales still fall in the R2m-R4m range and for sectional title around the R1.2m range, making it a very affordable choice for buyers.
