Still a buyers' paradise at Pezula Golf and Private Estates, Knysna

While most areas across the country are now faced with stock shortages and sharp price hikes, the Pezula Golf and Private Estates is one exception where prices are not only still flat, but there are still plenty of good buys to be had. That is the word from Suzi Bilyard, licensee for Seeff Knysna who says that the developments are now starting to again attract the attention of buyers and since early last year activity has picked up to the extent that Pezula currently ranks in the top five selling suburbs in Knysna. Trade since about the start of last year is at the best levels in over five years with sales at the two estates amounting to just over R140 million, 23% more than the prior year's R114 million and a significant three times more than 2012's sales of R42.2 million. This year, there has already been about 20 sales worth R34.8 million at the estates. The most active price band remains vacant plots selling from around R350 000 at the golf estate to R2.4 million at the private estate. Houses have mostly sold for up to R3.95 million. Pezula is about ten minutes from the Knysna CBD and occupies an idyllic ocean-side setting. The homes here are top quality according to Seeff's on-site agents, Hazel Dijkstra and Liviana Audibert. The developments are particularly sought-after as second and investment homes. Buyers tend to come from across the globe with a keen interest from the UK and Germany and upcountry areas such as Johannesburg. The nearby George Airport of course adding to the quick accessibility. The Golf estate delivers on a number of factors that appeal to buyers. These include the fabulous ocean, lagoon and forest views, neighbouring nature reserves, security and of course the laid-back golf and estate lifestyle and excellent facilities. The 310ha golf estate for example boasts one of the most sought-after championship golf courses in the world. It was inspired by the King's Course at Gleneagles as the Pezula site is reminiscent of the Scottish Highlands, complete with heather-like fynbos. Another drawcard is the 5-star Conrad Pezula Hotel and Spa. The neighbouring 620ha eco estate includes a 4-kilometre private beach and the properties are sparsely set amidst unspoilt natural vegetation. Plot sizes tend to be very generous, anything upwards of 3000sqm to 18000sqm, say the agents. Entry level prices start at R2.35m including VAT with no transfer duty payable. There are designs and options to suit all pockets. There are also a number of luxury investment homes available for resale.
