Southdowns - the estate of choice for parents with school going children

Category Area Focus

Nestled in the heart of Irene and conveniently situated just off the N1 highway lies the sought after Southdowns Estate.

Michelle Nieuwoudt, an agent with Seeff Centurion, says Southdowns is marketed as "a life less hurried", and even though this is exactly what it offers being far enough from the city's hustle and bustle, it is still within close proximity to all the important activities, amenities and places of employment.

"Situated less than 3km from the Centurion Gautrain Station, Southdowns appeals to many different people. The estate is especially popular among professionals who enjoy farm living, but who still need to be close to the fast pace of the city".

Nieuwoudt says young professionals and graduates who are planning families make out a big portion of recent buyers in Southdowns.

"The estate appeals especially to young families and those planning families soon - not only because of the high-quality schools within the estate, but also because Southdowns offers a safe and friendly environment to raise a family.

The different property types here also cater for many life stages, from sectional title units (Paddocks and Lofts) for singletons and couples who don't have children to small family homes for young families and larger homes for more established family buyers".

Nieuwoudt adds that property prices in Southdowns start at around R2 990 000 for sectional title units of around 226m2 in Lofts and Paddocks, R4 150 000 to R4 450 000 for two or three bedroom freehold vistas of around 622m2 and R5 500 000 to R13 000 000 and higher for large freehold homes.

"The rental market in Southdowns is very popular as well because of the Estate's well positioned location.

Many people who rent here are the parents of children who are attending any of the prestigious schools in the estate. Living in the estate when your child/ren attend a school here is a big bonus as working parents save both time and money when they don't have to arrange au pairs or transport for their child/ren. Children can walk to and from school within the estate.

The school, pasture, Irene Dairy Farm as well as the Irene Country club are also right on your doorstep and the estate offers direct access via walking, golf carts and cycling to all these based on a fingerprint system.

Included also in the levies of Southdowns is social membership of the Irene Country Club for the whole family".

Nieuwoudt concludes that Southdowns is also an environmentally sustainable estate.

"While the estate is an aesthetically appealing built environment, the sense of place of Irene is still ensured. Ecologically diverse systems are created and maintained by conserving natural areas and planting indigenous trees, shrubs and other plants amongst others."
