The suburb lies just south of Wynberg between two main arterials, Prince George Drive and Strandfontien Road, and enjoys easy access to False Bay and the Southern Suburbs.
From a lifestyle perspective, it offers everything you need close by, says Daniels. The suburb is home to a thriving, colourful community. 'Busy Corner', on Victoria Road, functions as the heart of the suburb and is lined with little shops, a taxi station, high school and the Grassy Park library. Throughout the suburb though, you will find multiple local businesses which have been in existence for decades, one such being Bona Take-Aways and Busy Corner Butchery.
There are plenty of schools (primary and secondary) to choose from along with a wide range of conveniences and facilities. A landmark in the area, is the Klip Road Cemetry, one of the largest on the Cape Flats. One of the largest associations aimed at improving the life of visually impaired people, the League of Friends of the Blind (L.o.F.o.B) also has a training and care facility here.
Grassy Park has a very active population and most of the sporting codes train and compete on the three sport fields in the area, namely Buck Rd, Rooikrans, and Mountview Sports facilities.
The area is also renowned for its aquatic gems. There are two rivers (Lotus River and Spring River). The water ways feed into Zeekoevlei, a nature reserve which is home to almost 300 different species of birds. It is also a well-known fishing spot where record breaking Carp are caught.
Besides the scores of different birds which live or regularly visit here, you can also find flamingo, Pelican, Oystercatchers, African Wild Geese and more. The Grassy Park community is also proud to be the home of the only Hippopotamus in the south and south-eastern suburbs; one by the name of Zorro.
There are also five Eland in their very own nature reserve living together with the other residents of Grassy Park.
Every Sunday, the local yacht club from Zeekoevlei Yacht Club teach kids to sail. This runs concurrently with the Zeekoevlei rowing club. The yacht club also doubles as an event venue for weddings, major birthday parties, graduation ceremonies and so on.
Despite the cultural diversity, Grassy Park remains a united community, so well-illustrated by the Grassy Park Night Watch (the local neighbourhood watch).
The affordable property on offer in the suburb always remains in demand and banks such as FNB, frequently sight the affordable sector as offering a good investment. Grassy Park is home to predominantly freehold property with only about 10% being sectional title. There is a good mix of residents of all agents with Lightstone data showing that 41% of recent buyers are under 35 years old.
Although property prices differ, depending on the location and accommodation on offer, sectional title sells for around R400,000 on average and full title for around R1 million, but higher for a spacious family home with extras.
