No slow-down for Pringle Bay, rare seafront estate property for just R13m

Rare indeed, but you can own a piece of a private seafront estate in Pringle Bay for just R13 million, says John du Toit, Seeff’s Licensee for the Overstrand area. The property is 4475sqm in extent and runs to the ocean. It comes with a 400sqm Mediterranean-styled home with fabulous all-round uninterrupted sea views.
Pringle Bay is about a 90-minute drive from Cape Town and the international airport and is renowned for its laid-back coastal lifestyle.
The property is part of Sea Farm, a unique 259ha peninsula nature reserve situated at the foot of the stunning Hangklip Mountain between Pringle Bay and Bettys Bay.
The estate is owned by a share block company with just twelve owners. It has a 6.5km coastline and two private beaches. The entire reserve is covered in fynbos with a large variety of plants, wetlands and milkwood, wild olive and Cape beech trees against the mountain slopes. Roaming wildlife include Cape grysbok, klipspringers, mongoose, Cape clawless otter, dassies and many varieties of land and sea birds. The beaches offer excellent swimming and aquatic life including black mussel, crayfish and arikreukel (periwinkle).
Each of the twelve owners has an approximate 4500sqm private usage area with the remainder being commonage for residents’ enjoyment for walks along numerous footpaths. Strict architectural guidelines ensure the architecture of homes, which may be single storey only, blend in with the natural setting, says du Toit.
There are also environmental guidelines and only indigenous plants are permitted in gardens. Each site has fresh water from the reserve’s own reservoir and there are underground telephone cables and Eskom electricity supply. Access is strictly controlled via electronic gate and there is also a full-time resident warden employed by the reserve.
There are very few areas where you can buy such a large property so close to the ocean and basically own your own piece of the coastline, says du Toit. This particular property includes a 400sqm Mediterranean styled home with six bedrooms, three bathrooms and a double garage. There is a natural tidal pool in front of the property and you have fabulous views of Hangklip and the Cape Point lighthouse.
The Overstrand property market, stretching from Rooi Els and Pringle Bay up to Betty’s Bay and Kleinmond up to Arabella, has been very active for the past 18 months, says du Toit. We are still seeing a general stock shortage in all price categories, especially below R1.5m. Even vacant plots are still selling with many owners looking to build.
Prime beach and seafront property remains in high demand, but stock is scarce. Overall, correctly priced property is still snapped up, sometimes before we can even list it on the website.
Regardless of the state of the economy, buyers are still looking for a holiday or future retirement home in the area. We have even seen an increase in buyers looking for permanent homes due to semigration from as far afield as Johannesburg and Pretoria as well as foreigners.
Houses below R2m remain in high demand, but stock levels are very tight and there is almost nothing available below R1.5m, says du Toit. There has been several sales in the R5m-R8m range, a vacant sea front plot sold for R4.3m and the highest price achieved for a sea front home in the area is R12.4m.
There are currently a few fabulous listings in the R2.6m-R4.6m range in the Pringle Bay village as well as the rare Sea Farm property for R13m.
